Terra Ridge Strata Shared Their Engineering Study With The City Of Williams Lake

The Terra Ridge Strata Council is hoping their latest efforts will bear some fruit with the City of Williams Lake.

In a news release they stated that Octo Engineering had conducted an in depth structural investigation of the four condominium units at the Terra Ridge complex previously designated “do not occupy” by the City back in September of 2023.

Terry Shepherd, Chairman of the Communications Committee said the Terra Ridge Strata Council hired the engineers who started their investigation on October 24, 2024, providing their final report January 16 of this year, taking approximately 3 months to complete.

The Strata Council release stated “The report concludes that the four units, in their current condition, can be considered structurally safe for occupancy for the next 15 years, except for the exterior decks, those must remain restricted until necessary repairs are completed.”

Shepherd said those necessary repairs to the decks will provide adequate base/footings for the supports to the upper decks that the Strata can arrange these repairs for early Spring.

Chief Administrative Officer for the City of Williams Lake, Gary Muraca said the City did receive a copy of Octo Engineering’s report on Friday January 17, 2025.

“The staff have reviewed it including my myself and there are some things we’d like the engineers to adjust based on some errors in timelines and details of reports and stuff like that that we will be probably sending back. With that in mind we hope to be in conversations with the strata in the next steps going forward as soon as we reasonably can.”

Muraca said this report does go into some more details so we’re interested in seeing what the insurer and what the lawyers do have to say about it.

Going forward, the release from the Terra Ridge Strata Council stated based on the conclusions of the report they expect that the City of Williams Lake will rescind the “do not occupy” order for the four units without delay and await the City’s reply.
